OUR PROCESS


 PLANNING

Prestige Rental Properties devotes considerable time to the planning of every development and ensuring initial plans are absolutely right. This establishes the smooth running of each project and the end result is one which meets our high standards and most importantly delights our many tenants. We have an in-depth understanding of the complex and ever-changing UK planning system. Although we mainly focus on office and derelict building conversions, we understand the planning process for all types of development. We enlist the support of planning and regeneration officers and the local councillors of Moray Council whom we liaise with closely throughout the entirety of a project. We put local environmental and construction objectives at the forefront of planning applications. From transport to trees, bikes to bin stores and landscaping to localism, Prestige Rental Properties aim to embrace local concerns and reflect these in the planning applications.


DESIGN

Prestige Rental Properties are passionate about the design of a property and aim to specifically tailor the final design to suit the individuality and age of the property. We work with Mantell Ritchie architects, an innovative and dedicated team with an outstanding reputation to manage concept design. We design homes which put the tenant and the potential of the property first, ensuring each property is carefully designed to reflect the practicalities of modern living as well as retaining the historic and character features. 


CONSTRUCTION

We devote extensive time and care to every property we renovate. Each property shall benefit from the latest and most efficient building materials from the timber and insulation to the flooring and soundproofing. With years of building experience and a substantial portfolio of property renovation, Prestige Rental Properties prides itself on using only tradesmen that have outstanding reputations and deliver second to none workmanship. Every property is an investment therefore we have a duty to be selective over what tradesmen are employed. Each property is all electric and safety measures such as portable appliance testing and electrical installation safety reports are carried out before the property is even advertised.


RENTAL PROCESS AND MANAGEMENT

Once a property is off the production line, it is of course, time to let it out. Prospective tenants can remain at ease knowing that each and every lease as well as the careful management of the property is taken care of in-house and that no estate agents are used and as a result, no agency fees are required by the tenant. Prestige Rental Properties are registered landlords whom attend training courses to further enhance our knowledge and experience of Scotland’s rental market and the ever changing laws and regulations that surround it. Once a property is rented out, inspections are carried out quarterly so that we know the property is being sufficiently taken care of. Every single property is owned outright with no mortgages or debt attached to it therefore tenants can benefit from peace of mind knowing that their new home is financially secure.
